Four tips to keep your home dry : basement waterproofing Ann Arbor

Updated: Dec 18, 2023

Basement problems in Michigan homes often stem from standing water, flawed foundation drainage and improper grading, among other issues.

Here are four essential tips to safeguard your basement from water damage. These tips will set you on the right path to maintaining a dry and secure basement. However, if you find that your basement needs more than preventive measures, our team of basement waterproofing specialists in Ann Arbor is ready to discuss your project's specific needs.

1. Check Your Landscape Grading

The slope of your land going away from your home is critical to keeping water away from your basement. There should be a positive slope away from your home. If you have a slope going towards your home this causes various issues and directs storm water towards your home and foundation.

2. Clean And Repair Gutters

Making sure your gutters are clear of debris is one really easy way to extend the life of your home’s foundation. If you have gutters, you’ll want to make sure they aren’t leaking and are in good working order.

Leaky gutters cause a lot of damage to your home’s foundation due to all of the collected excess water falling so close to home. Make sure to have your gutters cleaned regularly to prevent major damage to your basement foundation.

3. Inspect Downspout Extensions

Similar to checking your gutters to prevent water from coming into your home, its important to check your downspouts as well. Your downspout should direct rain and rain runoff away from your house. But it’s important to direct the water 5 to 10 feet away from your house this is to ensure that the water does not direct back towards your foundation.

4. Inspect Tree and Shrub Roots

All trees and shrub roots will affect the way water is absorbed in the ground. If a tree or srub is planted too close to the foundation the roots may press against the foundation causing stress cracks where moisture will find it's way in.

Certain trees and shrubs that crave wet soil like a weeping willow or magnolia tree may also grow towards the drain system and even clog them. So keep an eye out on all trees in your yard and that you are planting close to your home. Removal of a tree may also be necessary if you are running in to these issues.
