Our Basement Waterproofing Process
Every basement moisture problem is different, which is why our waterproofing process begins with a thorough evaluation. We take the time to understand where water is entering, how moisture is moving through the basement, and how Michigan soil and weather conditions are affecting your home.
After the inspection, we provide a clear explanation of our findings and recommend waterproofing solutions tailored to your specific situation. Depending on your home’s needs, this may include interior drainage systems, exterior waterproofing measures, crack sealing, moisture control solutions, or sump pump systems designed to redirect water safely away from the basement.
Our licensed and insured team uses proven methods and durable materials to ensure long-lasting results. From installation through final walkthrough, we focus on clean workmanship, minimal disruption, and solutions that keep your basement dry, healthy, and protected for the long term.
See what others had to say!
Al and his crew are top notch. I've had Omega out several times to do work for me, and each time they did a great job. They rebuilt my chimney, and inserted two liners into it. When the collar around the chimney started cracking and was still under warranty, they immediately came out and put on a new one, no questions asked. Al is great at keeping the lines of communication open, and he is easy to work with. Their workmanship is top notch--I wouldn't hesitate to use them again. I highly recommend Omega!!
Omega has been great to work with. We had a very stubborn leak in our roof which they have been able to fix. We particularly appreciate the warranty and their promise to stand by their work. Great to work with Omega!
Had a great experience with Omega. We had a few spots where an old addition was leaking water, and Al came out and gave a thorough inspection. We had a flat garage roof replaced, but they also fixed a "laundry list" of various odd jobs to seal up the house and prevent water damage at another spot where the wood was getting soaked. Very happy with the quick work they did and our house is definitely better off. Glad they were so thorough and did not just address one aspect of the problem.
Basement Waterproofing FAQs
Have questions about basement waterproofing? Below are answers to some of the most common concerns we hear from Ann Arbor homeowners.
What are the signs I need basement waterproofing?
Common signs you may need basement waterproofing include water leaks, damp or musty odors, visible mold or mildew, water stains on walls or floors, and persistent humidity. Other indicators include peeling paint, efflorescence (white chalky residue), or moisture appearing after heavy rain or snowmelt. These issues signal ongoing moisture intrusion that should be addressed early.
How does basement waterproofing work?
Basement waterproofing works by preventing water from entering the basement and managing moisture around the home. Depending on the issue, solutions may include sealing cracks, installing interior drainage systems, improving exterior water diversion, or adding sump pumps to redirect water away from the foundation. The goal is to stop water intrusion at its source and keep the basement dry long term.
Does basement waterproofing increase home value?
Basement waterproofing can help protect and enhance home value by addressing a common concern for buyers: water intrusion. Homes with dry, well-maintained basements are generally more attractive to buyers and inspectors, while unresolved moisture problems can lower value or complicate a sale.
How do I know which waterproofing solution is right for my home?
The right waterproofing solution depends on where water is entering, the home’s construction, and local soil and drainage conditions. A professional inspection can identify the source of moisture and recommend the most effective approach, whether that involves interior drainage, exterior waterproofing, crack sealing, or a combination of solutions.
Why do Michigan homes struggle with basement moisture?
Michigan homes often experience basement moisture due to heavy rainfall, snowmelt, freeze–thaw cycles, and clay-heavy soils that retain water. These conditions increase pressure against basement walls and allow moisture to seep through cracks, joints, and porous masonry. Waterproofing solutions designed for Michigan’s climate help manage these challenges effectively.
Will basement waterproofing disrupt my home?
Most basement waterproofing projects cause minimal disruption, and in most cases, homeowners do not need to leave their home during the work. The level of disruption depends on the type of waterproofing solution being installed, but many interior systems can be completed in just a few days. Contractors typically work within the basement area, take steps to protect finished spaces, and keep noise and dust to a minimum so daily routines can continue comfortably.
